For many people they don't know the do's and don'ts of buying a house.
As a licensed loan officer in Ohio I saw many different situations with people getting ready to buy a home.
I wanted to share some of the most important lessons when it comes to buying a home.
Get pre approved before you go out looking for a home. You may be all set to make a offer on a home and find out that it is out of your approval limit.
Don't fall in love with a home until you close on the purchase. I have seen people keep riding by and going in to see a home. When the deal fail through for some reason or another they were devastated.
Check out the neighborhood at night of the potential home you want to purchase before you make a offer. Friday or Saturday night is a good time to sit outside the house or ride through the neighborhood before you make your offer.
Ask your realtor about the area you are looking to purchase in. You want to be in a high demand area. So if you have to relocate and sell your home you won't have to sit on it for a long period of time. I have a client whose house has been on the market for over 400 days. Some might think its just the market. The area also makes a big difference. My neighbors put their house on the market right before Thanksgiving and closed before the end of the year. The neighborhood is a high demand area. So it sold faster.
Before you make your offer for a home. Call the utility companies to find out the average cost of the utility bills. You don't want to be surprised at the payments once you get in the home.
Be prepared when you get ready to purchase your new home.
